📋 TL;DR: Full property management covers four areas: finding and screening the tenant, preparing the agreement (including the occasional lease agreement), ongoing tenant contact along with minor repairs, and monthly statements for the owner. In other words - everything except the decision itself to hand the property over for management.
The term "property management" sounds general, so we break it down into the specific tasks we actually perform on the owner's behalf.
1. Finding a tenant
- Preparing and publishing the listing (photos, description) on relevant portals and through the Barnat group's channels.
- Showing the apartment to interested candidates - without involving the owner.
- Screening the tenant's reliability before signing the agreement.
2. Agreement and formalities
- Preparing the lease agreement, usually in the form of an occasional lease agreement for the owner's extra security.
- Preparing the occasional lease agreement report for the tax office - the owner files the document themselves, but we prepare it so it only takes a moment.
- A handover protocol for the apartment describing its condition and utility meter readings.
3. Day-to-day handling
- Being the point of contact for the tenant - requests, questions, minor issues.
- Finding a contractor, overseeing the repair and settling the cost - and sometimes purchasing minor equipment (e.g. appliances), if needed.
- Periodic checks of the property's condition.
4. Statements for the owner
- A regular transfer to your account: the tenant's payment minus deducted costs and fees.
- Reacting to late payments from the tenant.
- The information you need to file your rental income tax at year-end.
What property management doesn't include
It's also worth being clear about what this service doesn't replace: the owner's own decision about selling the property, or filing the tax return with the tax office themselves - though we prepare the data that makes that filing much easier.
